Painting Randwick homes properly

Randwick sits six kilometres south-east of the CBD and is home to Randwick City Council. Its main shopping strip is Belmore Road, The Spot has the Art Deco Ritz cinema, and heritage conservation areas such as The Spot and St Mark's protect streets of Victorian villas and terraces and Federation and inter-war homes.

In those streets, Victorian buildings are usually rendered and painted, while Federation and inter-war homes are usually face brick. That difference shapes the job: painted render is prepared and repainted, while original face brick and sandstone are left unpainted and protected.

Randwick City Council asks owners of heritage items and homes in conservation areas to get a Heritage Exemption Certificate, in writing, before repainting surfaces that are already painted. Its heritage controls say original face brick and sandstone must not be painted or rendered, and that colours should suit the building's original scheme.

Council asks for colours that suit the building's original scheme. Our colour consultant walks the house with you in daylight and puts the scheme in a written colour schedule you approve before any paint is bought.

Belmore Road and The Spot

Shops, cafes and offices are painted after hours or on weekends so you keep trading. After-hours work is shown as such on the quote, with wet-paint signs and barriers keeping customers clear.

Lead paint in older homes

We assume any home built before 1970 has lead paint until it is tested. That means wet sanding and wet scraping only, sealed-off work areas, P2 respirators, and every flake and sheet of plastic bagged and taken away. Lead work is priced and agreed with you before it starts.
